Subdivision splits one registered parcel into several, each capable of holding its own title. Consolidation does the reverse. Both are survey processes with a statutory approval path attached.

That is a planning question before it is a survey one — it depends on zoning, minimum plot sizes and access requirements for the area. We advise on what is likely to be approved before the survey is done.
Does each new plot get its own title?
Yes, that is the purpose. Each approved parcel can be registered separately once the diagrams are approved and the registry process is complete.
How long does the approval take?
The survey is the quick part. Planning consent and Survey Department examination set the timeline, and both vary by authority and workload.
